Jacksonville's Tall Ship Festival

The Jacksonville's tall ship festival sailed into downtown Jacksonville on the river walk and went out with a bang. The beautiful tall ships were on display from the Hyatt Regency hotel past the Landing and ended at the Times Union Center. The tall ships were amazing to view and this year the tall ship "Bounty" was on display for anyone to see at no cost. The "Bounty" is a replica tall ship that was used in the film "Pirates of the Caribbean." Pirates, parrots and land lovers all came together for a weekend of fun and finished with a spectacular fireworks display.

Buy Now

I am planning a first time homebuyers seminar. There has never been a better time to buy a home. When has a first time buyer ever gotten an $8,000 tax credit? Prices are down, interest rates are low, and inventory is big. Why would anyone wait?

Housing Market

Some economist say the market has hit bottom. It is amazing to me that we can get a few words and things seem to change - just as it did before things went downward. But the good news is: Housing sales have been up as well as prices over the last month in Northeast Florida - a very good sign for sellers. Another good thing for homeowners needing to sell is that the inventory of new homes is shrinking.

Social media

I went to a social media class today at Yovia. It seems we should all be on facebook, my space, linked in, and twitter. Post posts about subjects you are interested in. Make it fun. Do not try to be a salesperson. Check out the Yovia Widget - put it on your blog or website - have fun and be a part of the test they are performing.

Recouping Costs

In todays market, we all know that price and condition sells houses. I was interested in an article I read on which rehabs recouped the most money. I was surprised. In the south Atlantic states - 86.6% of costs were recouped at the sale with the addition of a deck - surprise - surprise - i was expecting it to be the kitchen!! Of course the kitchen was not far behind but it was still behind replacement of siding. I thought this was very informative so I put a button on my website for everyone to click which will take you to all the results. Just go to JacksonvilleHomeConnection.com and look for the link along the left side of the home page.

First Time Homebuyers

Hello to all my Friends, Family, and Clients.

Put on your thinking cap!!! Do you know anyone that may have:

Just gotten married……
Just had a baby…….
Just graduated from school……
Just gotten promoted……
Just gotten sick and tired of renting and paying for someone else's mortgage…….

And wants to be a homeowner!

Many of us have children, grandchildren, or know friends of our children and grandchildren that are in the age bracket of being a first time homebuyer. You may even be the one in the age bracket!! Now is the very best time to buy a first home. I am attaching a link that will explain the huge $8,000 First Time Home Buyer Tax Credit.

Prices are down, rates are low, and the spring rush for homes hasn't begun.

Copy and paste this link to learn about this tax credit for first time homebuyers.

Also, there are loans available with down payment assistance, 100% financing, and loans with rehab money built in. I have a great relationship with a lender who will help answer any borrowing questions like: How much can I afford?

Please reply with questions or names, emails, or/and phone numbers of anyone you may know who may want to take advantage of this great opportunity. I would love to help them purchase their first home. Or, you may forward this email to them and tell them to call me. Keller Williams also has a book called Your First Home that I offer to my first time home buyers. It does not matter where anyone lives – we are a national company and I am happy to answer any of their questions and will put them in touch with a great agent. Remember – a referral is the finest compliment and gift that I could ever receive from my friends and family.
